Shortage of business space threatens in Brainport Eindhoven

In the ED, we read that despite all the corona issues, there is plenty of demand in the Brainport region for modern offices in prime locations. So say real estate consultants Savills, Dynamis and business broker Verschuuren & Schreppers in a report to Eindhoven and the surrounding municipalities. They note in the real estate monitor what is going on in the market at the moment, says Rick van Zwet of Dynamis, the agency that conducted the study for the Stedelijk Gebied Eindhoven which includes, in addition to the municipality of Eindhoven, Helmond, Best, Geldrop-Mierlo, Nuenen, Oirschot, Son en Breugel, Veldhoven and Waalre. The development in the office market has already been outlined by several real estate consultants. There, the demand for high-quality offices with facilities, near the station, is very high. Also to be able to bind enough highly trained personnel to companies. 

After corona back to situation of 2019

According to Rick from Dynamis, demand from large office users in particular has been parked for a while, waiting to see how the corona crisis continues. But if measures are relaxed soon, they expect us to go back to the situation of 2019 when space at the station was in high demand. And then the discussion about working from home will also be settled. ''After the corona crisis, we will certainly continue to work from home more. But if everyone does that on Wednesdays and Fridays, you still need the whole office again on Mondays, Tuesdays and Thursdays," Van Zwet said.

The search will be for a balance, where we no longer work in the office for every little thing, but use that space primarily for meetings and gatherings. So far, at least, we see little shrinkage of office space." And Verschuuren & Schreppers also notes that few offices are being "given back" because they are no longer needed because of the health crisis. "Also because working from home is not always ideal, of course. We will have to wait and see how this develops," Ruitenbeek said. 

Business spaces and offices are very important for Brainport, according to Van Zwet and Ruitenbeek. Companies that are active here have a long-term commitment to the high-tech region. Because of the need for knowledge, trained personnel and the network, they do not want to leave. So there must be enough space to house all these smart companies: if they start small as a start-up, grow as a scale-up or need larger premises. Or if they need a combination of production space and offices, as is often the case in Brainport.
