The question for many companies right now: what will the future workplace look like, how much space do we need and will we continue to work partly from home?

Today we read in Real Estate Market that the old office is expected to develop even more into the culture carrier of a work organization after the corona crisis. There will always be a need for offices, but the difference in generations will play a role. Younger workers have different needs than older generations. Global research shows that both the younger, and middle generations like to come to the office. Older workers, on the other hand, like to work from home. The quality of the living environment plays a role in this; it is easier for them to achieve a good workplace. Young people, according to the article, are not happy when they have to work at home and like to come to the office; they need the energy of others.

Housing as an organizational issue

Those different needs are forcing companies to rethink their housing strategy, Maarten Vermeulen believes. 'Everyone can always work from home. Three-quarters of employees believe that freedom in workplace choice is a prerequisite for being a good employer.'

'That not the tenant together with the investor, but the actual user determines the required office environment is nothing less than a big shift. Housing, taking into account all these different wishes, thus becomes less a real estate issue and much more an organizational issue..'

Feeling good at work

'So it is important,' Gerritsen adds, 'for an employer to understand the ways in which his people can be productive and the ways in which they feel good at work. For the long term, Richard Gerritsen foresees workplace branding playing an important role.
